7 signs you need a roof inspection
Small roof problems get expensive fast. Here's what to look for from the ground — no ladder required.
1. Ceiling or wall stains
Brown rings or bubbling paint, especially after rain, often mean water is getting in somewhere above.
2. Missing, cracked or curling shingles
Look from the ground with binoculars after windy weather. Damaged shingles expose the layers underneath.
3. Granules in the gutters
Asphalt shingles shed granules as they age. Lots of grit at the downspouts can mean the roof is wearing out.
4. Sagging roof lines
A dip or sag can point to structural or moisture problems. Get it checked promptly.
5. A recent hail or wind storm
Storm damage isn't always visible from the ground. Many homeowners schedule an inspection after major weather, especially before insurance filing deadlines.
6. The roof's age
Many asphalt roofs last roughly 20–25 years depending on climate and materials. If yours is near that range, periodic inspections make sense.
7. Rising energy bills or a hot attic
Poor ventilation or insulation problems can show up as higher heating and cooling costs.
